Commercial Rent Reviews
The majority of rented commercial property has a mechanism in their leases for reviewing the rent at intervals. Typically, on a 10 or 15 year lease, these reviews take place at five-yearly intervals. During a commercial rent review, the new rent level is established using nearby comparable evidence; that is, by looking at what other similar properties in similar locations have let for.
Where Do We Come In?
As one of North London’s most proactive commercial agencies, we have an extensive database of comparable evidence (especially for rented retail properties including shop & upper parts). In fact, we believe this database is second to none in the area.
This puts us into a formidable position for negotiating rent reviews, whether on behalf of the Landlord or the Tenant (although historically, the majority of our work has been undertaken on behalf of Landlords).

Benefits of a Professional Intermediary
Doing your own rent renegotiations can be stressful Bringing in a professional to act between the Landlord and Tenant can really help to preserve the established relationship between the two, which is especially important as this is the ongoing relationship.
While many clients simply request a report on the value our information and market knowledge indicates is correct (as of the rent review date), others have instructed us to proceed to negotiate and settle the new rent, then prepare a memorandum laying out the rent agreed between the parties.
What’s Needed for a Commercial Rent Review?
For a commercial rent review, we begin with a careful examination of your lease and associated documentation (memoranda for license to assign, etc.), visiting the premises for an on-site inspection and measuring up, and then combining this with our database and our decades of local market experience.
